<p>Hi, Isaac Toussie here with another article on the property market, this time examining how going wholesale can mean very big profits.  But, as my long-time readers now know, it&#8217;s not an Isaac Toussie article without the legal disclaimer: what follows is my personal opinion, informed as it may be by my several years of first-hand experience as a professional land developer in one of the world&#8217;s most dynamic property markets, that of New York City &#8211; and therefore should in no way be misconstrued as business advice of any sort whatsoever, for which readers are urged to consult instead with the likes of lawyers and accountants when faced with decisions of potentially momentous consequences!</p>
<p>Now, having said all that, let&#8217;s get back to today&#8217;s topic: wholesale real estate.</p>
<p>We all understand what retail and wholesale means in terms of products such as cell phones and laptops: there is a manufacturer of these goods, who sells to a wholesaler who sells to a retailer who sells to the general public.  So your smartphone is made in Asia, gets bought by a wholesaler who sells in bulk to your local store, the retailer.</p>
<p>In real estate, your realtor or real estate agent is the retailer.  Sometimes they get their properties directly from the owner, who in this industry is analogous to the manufacturer of a product (said product being the house or property).  Other times, the real estate broker goes through a real estate wholesaler.</p>
<p>Generally speaking, a real estate wholesaler is anyone who sells property to a real estate retailer.  The term &#8220;real estate wholesaler&#8221; is also generally synonymous with &#8220;real estate investor.&#8221;  Such people look for distressed properties, property where the owner absolutely has to sell for one reason or another (divorce, a necessary move, bills, et cetera).</p>
<p>Now real estate wholesalers have gotten a bad rap in recent years due to the proliferation of late-night TV get-rich-quick schemes which advocate &#8220;flipping&#8221; properties for some easy money.  While the method is sound in principle, the marketplace has become so saturated with its devotees that<a href="http://www.orrealestatedot.com/wp-content/uploads/2010/03/worlds-largest-solar-array.jpg"><img class="alignleft size-medium wp-image-26" title="worlds-largest-solar-array" src="http://www.orrealestatedot.com/wp-content/uploads/2010/03/worlds-largest-solar-array-300x203.jpg" alt="" width="300" height="203" /></a> practically everyone is savvy to the practice and in on the game.  So it&#8217;s highly unlikely that you will find anyone naive enough to sell perfectly good property for a minuscule fraction of its true market value.</p>
<p>No, your job as a wholesaler of real estate is to do the best you can, understanding that your financial success rests more on the number of properties you &#8220;move&#8221; rather than the absolute amount of profit you can skim off each transaction.  Thus, do not feel cheated at rates of six percent, which would actually be the high end for the wholesale real estate business!</p>

			<content:encoded><![CDATA[<p>Real estate markets in Washington, Oregon and Idaho composing the greater Pacific North-West have made the annual U.S. Housing Predictor Top 25 market forecast.</p>
<p>Housing Predictor, which is an information driven web site forecasts more than 250 local housing markets in all 50 states, and names the Top 25 markets annually in January, updating the list as local market conditions demand. The Top 25 markets have the highest probability of appreciation of all U.S. markets forecast.</p>
<p>Fourteen states are now represented by local housing markets in the Top 25 that are appreciating, despite the national real estate slump. Housing Predictor has a special report this month on just how “The Worst May Be Over in the U.S. Real Estate Slowdown.”</p>
<p>Propelled by a growing high tech boom and a healthy aerospace industry, the real estate market in Seattle, Washington, which appeared as though it would slow down and depreciate in 2007 earlier in the year was added to the list.</p>
<p>Portland, Oregon, which has seen it’s home prices more than double in the last six years alone and Boise, Idaho were also named to the Top 25 list. Boise is forecast by the U.S. Census Bureau to easily double in size over the next decade. Boise is business friendly and has been named by many periodicals to be the best place to start a new business in the nation.</p>
<p>The Housing Predictor Top 25 Market Forecast is regarded as a leading resource for real estate buyers, owners, investors and real estate professionals. The addition of the three Pacific North-West markets comes shortly before the annual mid-year update of the Top 25 U.S. markets, which is issued July 1st each year projecting housing market appreciation through the end of the year.</p>
<p>The top markets growing leap into 14 states are further evidence that local housing markets in a majority of the nation are appreciating or are at least stabilizing as the U.S. real estate market rebounds from a nationwide slowdown triggered by higher interest rates and massive fraud in mortgage lending. Congress is considering the institution of new laws to further control mortgage lending, which has been rampant with unethical lending practices forcing many homeowners into foreclosure.</p>

<p>From the stunning Crater Lake to Pioneer Square in Portland, Oregon is a diverse state. The population ranges from hippies to the very conservative depending upon where you happen to be standing. There are forests, beaches, rivers and even deserts. All of this is typically within a couple hours drive from every major population center. Go skiing one day and sailing the next!</p>
<p>Portland</p>
<p>Portland is truly a big city with a small town feel. This dichotomy is a product of very careful planning, which has led to a lack of the urban sprawl seen in so many other cities. The architecture has a prominent east coast flavor, with red brick buildings on prominent display. The city is populated with coffee houses, bookstores and microbreweries. Indeed, Portland seems to be the home of the microbrew, with literally hundreds seeming to exist. For quality of life, Portland gets top marks.</p>
<p>Eugene</p>
<p>If you’ve watched the movie “Animal House”, you’re familiar with Eugene. Yep, the movie was shot there. Eugene is a wonderfully eclectic mix of styles, politics and attitude. The home of the University of Oregon, the city is energized with student activities. On the other hand, Eugene also has a sophisticated side with operas, Bach classic music festivals as well as a symphony and ballet company. Perhaps the best thing that can be said about Eugene is most visitors make plans to live in the city at some point in their life.</p>
<p>Oregon Real Estate</p>
<p>Oregon real estate is reasonably priced, but fluctuate wildly depending upon the particular location you are considering.
